Margarita Summit Apartments

Design-Build Services: Margarita Summit is an apartment community located in Temecula consisting of 14 buildings ranging from two to three stories. The owner hired iD8 to inspect and report on the existing conditions of the trellis and decks throughout the community. Through investigations, iD8 uncovered defective construction and damaged structural framing, resulting in a community-wide repair program. The owner wanted to use these life-safety repairs as an opportunity for capital improvements.

The scope of work includes framing decks, waterproofing, doors and windows as needed, roofing, stucco, and painting. iD8 meets onsite weekly with the owner's representative to observe the construction progress. In addition, iD8 has a weekly call with the owner's rep and onsite management team to discuss the schedule, updates, and answer questions.
