Investigation and Assessment

Architectural investigation and assessment refers to evaluating and analyzing the design, structure, and performance of buildings or architectural projects. This can be done for various purposes, such as understanding the current condition of a structure, identifying potential issues or weaknesses, assessing compliance with building codes and standards, or determining the feasibility of renovations or upgrades. Ideate's architectural investigation and assessment may include physical inspections, material analysis, building code review, accessibility compliance analysis, feasibility studies, risk analysis, and report generation. Architectural investigation and assessment are critical for ensuring building safety, functionality, and compliance and informing decisions related to renovations and repairs.

Construction Manager at Risk (CMaR)

CMaR is a project delivery method used in the construction industry, especially for complex or large-scale projects. The CMaR approach involves a two-phase process that combines aspects of both design and construction. During the pre-construction phase, the owner selects a construction manager (CM) based on qualifications, experience, and other relevant criteria. The CM is typically chosen early in the project development process and allows the CM to provide valuable input on constructability, cost estimation, scheduling, and other construction-related considerations. The CM assumes the risk of managing and delivering the construction project within the agreed-upon budget and schedule. CMaR encourages collaboration between the construction manager, designer, and owner early in the project, fostering a more integrated and efficient process. CMaR is often favored for projects where early collaboration, cost certainty, and the ability to manage risks are significant priorities. It can be particularly beneficial for complex or large projects where the expertise of a construction manager during the design phase can help optimize the construction process.
