Programming

Involves research and assessment that helps the design team and owner establish performance requirements and design criteria for your project. Programming identifies project goals and objectives. This step guides stakeholders from conceptual objectives to construction documentation. The design team will start with the provided general project intent, then integrate our research, utilize professional judgement to assess constraints and opportunities, then refine our findings into a final document.

Prioritization of Repairs

We advise owners which repairs should be addressed first based on life-safety concerns, budget, and owner goals.

Scope Development

Establishes project goals, deliverables, deadlines, costs, and schedule. Having a clear and well-defined scope of work contributes to a successful project.

Schematic Design

Is conceptual designing. We will take the information we learn during programming and develop it to create preliminary drawings depicting out understanding of your goals. In this phase, there is collaboration and back-and-forth with the stakeholders.

Design Development

Our design team prepares more detailed drawings to illustrate other aspects of the proposed design. Outline specifications could be prepared listing major materials and finishes. This phase develops the design to a level suitable to solicit engineering consultants as needed. With feedback from the stakeholders, we also develop material and product selections. During this phase of work, the construction project delivery should be discussed and decided.

Construction Documents

Are created to provide detailed comprehensive drawings and documents for submittal to the jurisdictional authorities. Upon completion of construction documents, the design is expected to be finalized, and a complete set of drawings are published. These plans include drawings, details, dimensions, notes, technical specifications, etc., necessary for permitting and construction. The information in this phase is vital for the contractual agreements between the owner and contractor, and for the contractor to provide a final estimate, pull permits, and ultimately perform the work.

Bidding

Depending on the project delivery method our client elects to proceed with, way may be asked to obtain competitive bids from general contractors. We can provide the necessary bid documents for the owner to make a decision on which contractor they would like to work with. iD8 is often asked to participate as one of the bidding general contractors. The sealed construction bids are sent directly to the owner for review.

Agency Approvals

Our team will work with the health department, city, county, and/or state agencies to ensure plans are approved for construction.

Contract administration

Involves monitoring the project performance with the agreed contractual obligations between the parties. In this phase the architect confirms the construction meets the design intent.

Litigation Support

Our team has expertise in building investigation as related to construction defects, water intrusion, and non-code compliant construction. We offer construction cost analysis to determine the resources necessary to repair defective work.
