Architectural and General Construction Services: This community is located in Foothill Ranch and consists of 340 condo units that went through construction defect litigation. Our architectural team was hired to survey the entry decks throughout the community, prioritize the repairs and create construction/permit drawings. The project went out to competitive bid to five general contractors and iD8 was selected by the Association to rebuild the entry decks. The scope of work includes coordination with homeowners, demolition, framing, flashing fabrication and installation, door system replacement, exterior plaster, waterproofing, and paint. The project scope exceeds the HOA's construction budget, so iD8 completed a prioritization study and phased out the construction work to complete about one million dollars in construction per year, and it will take about 5 years to complete, starting with decks that are life-safety hazards.
A challenge we face with this project is homeowner communication and coordination. The scope of work is invasive as the entire entry deck used to access their front door is completely rebuilt. iD8 provides notices in advance, gives advice on how to prepare, and works with homeowners' unique requests to help accommodate their needs throughout construction. All homeowners have our cell phone numbers and email addresses to contact us directly. This helps take the burden of construction disruptions off the Board of Directors and property manager.
The partners of iD8 have been continuously working with Tuscany at Foothill Ranch Homeowners Association over the past ten years, guiding them through construction defect litigation, preparing construction and permit documents, rebuilding entry decks, and since then this firm has been asked to be the onsite.
